Your maximum loan amount depends on the lending terms of the country and the independent valuation of the property. Generally, the lenders will give a percentage of the valuation. For example 70% of the value currently available for Hungary.
As with the lending terms, the interest rate available depends on the specific country. The individual country interest rates page will give you a matrix showing the current rates payable by country. These change with the interest changes in the particular country, and also are updated as we re-negotaiate better terms with the lenders on your behalf
The money is generally made available within 8 weeks of the agreement and purchase contract. We require a number of documents to be signed and returned which, if satisfactory, will lead to the release of the funds.
The documentation required is as follows:
Copy of your passport
6 Months bank statements showing your credits
Proof of income (P60 + payslips)
Copy of credit report
Utility bill (recent)
Lawyers details
Signed Confidential Information Form
Signed Risk Disclosure Declaration
Signed independent mortgage and financial advice
Copy of Sales Contract
Proof of deposit (bank statement showing where the money was held before being paid to developers)
